Here is an excellent Real Estate Tip whether you are thinking of selling or not; Check with you local Zoning Municipality to see if there are any "open" or "expired" permits on your property and find out how you can remedy them. Unfortunately, homeowners usually find out from a title company just prior to closing and it can derail your real estate transaction. Oh and for homebuyers, call the local municipality during your "due diligence period" to see if there are any on the home you intend to buy before you inherit the problem. If you wait to read the "Municipal Lien Report" from the title company prior to closing, it will be too late! 

It's always better to get in front of any potential hidden issues before they happen.
